Common questions about student housing in Sonderborg, Denmark.

General

What is Student Housing Sonderborg?
Student Housing Sonderborg is a free directory of all student dormitories and apartments in Sønderborg, Denmark, with prices, facilities, photos, and distances. It is built by students for students.
How much does student housing in Sonderborg cost?
Prices range from 1633 to 8500 DKK per month. The average rent is 3993 DKK per month.
How many student housing buildings are in Sonderborg?
There are 26 student housing buildings listed on this website, covering all dormitories and apartment complexes managed by Studiebolig Syd in the Sønderborg area.

Application

How can I apply for student housing in Sønderborg?
The application is made online through the Unik Web Venteliste system at studieboligsyd.dk. Go to the 'Make an Application' page to start. The application supports both English and Danish and works best on a computer. Each dormitory has its own waiting list, so you can register for multiple buildings at once.
How soon can I sign up for accommodations?
You can apply for accommodation up to one year before you start studying. It is recommended to apply early because of the housing shortage in Sønderborg. You should also search on the private market (e.g. Boligportal). You can move in at most 2 months before your studies begin. If you change your move-in date to more than one year ahead, your sign-up date will be adjusted automatically.
If I do not get an accommodation from my wished date, do I have to change the date?
No. If Studiebolig Syd does not have an accommodation to offer you from your wished date, you do not have to change anything. You remain on the waiting list with the same position. We recommend also searching the private market.
Do I have to reapply on Unik Web Venteliste?
Yes. Approximately every 3 months you will receive an email asking you to log into your application and press 'Reapply' to confirm you are still actively looking for accommodation.
How do I delete my application?
You cannot delete your application yourself. Send an email to Studiebolig Syd and they will delete it for you.
Can I re-use an older application?
Yes, you can reactivate your old application by logging in with your previous credentials. The application simply needs to be updated with your current information.

Waiting List

Why am I placed lower on the waiting list than before?
If applicants with better seniority apply for the same accommodations, your position will drop. Additionally, on the 1st and 15th of each month, new applicants may appear when their wished move-in date arrives. Your position can also improve when other applicants are removed, receive accommodations, or change their wished dates.
My position on the waiting list is 75. Can I be sure to get the accommodation before study start?
No; many factors affect your position in the waiting list. In the Accommodation Survey on Unik Web Venteliste you can also adjust your wished move-in date to see how it affects your position. I would recommend to start search for sharing apartments.
Can I get several offers for accommodations at the same time?
No, you can only have one offer to accept or decline at a time. Your application will be set to passive until you have responded to an accommodation offer.
When will I start getting offers?
You can receive an offer when you reach position 5 on the waiting list. You will not advance further than position 5. Contact Studiebolig Syd for more information about your specific situation.
How many times can I decline an offer?
You can decline up to 3 offers. Not responding to an offer in time also counts as a decline. The 4th offer must be accepted — otherwise you will be removed from the waiting list.

Accommodation

Who can apply for student housing?
To apply for housing, you must be enrolled in a recognized educational program. This covers everything from university and college courses to high school and vocational training, like apprenticeships. If you're not sure your program is on the approved list, it's best to check directly with Studiebolig Syd.
Is there an age limit for applicants?
Yes, applicants must be at least 15 years old but no older than 35. Please note that if you are a minor (under 18), Studiebolig Syd requires a parent or guardian to also sign your housing contract.
How long can I keep the accommodation after my education ends?
You can stay in the accommodation as long as you are studying in Sønderborg. After finishing your education, you may keep the accommodation for up to 2 months after the end of your studies.
How do I terminate my accommodation lease?
All terminations must be made following the email template at studieboligsyd.dk. The notice period is 6 weeks to the 1st of a month or 8 weeks to the 15th of a month.
What is the difference between gross area and net area?
Net area is the actual living space inside your apartment. Gross area includes shared spaces such as part of the staircase, common areas, balconies, and similar. Gross area is also used when calculating housing benefit (boligstøtte). On Student Housing Sonderborg, we also display the estimated area from your floorplan image, which represents the net area.
What is the difference between depositum and indskud?
The initial payment for your dorm room can be one of two types. An 'indskud' may be covered by an interest-free loan from Sønderborg Kommune. A 'depositum,' however, is a standard security deposit that you must pay yourself without the option of a municipal loan. The type required depends on the building's financial structure.
